What’s Happening During Summer
The available inventory supply has dropped slightly as two factors start to play out Sellers starting to understand that the Buyers are shopping prices, and Buyers coming to the conclusion that the housing market is not in a free fall. Both of these realities are true and the market has shown that "deals" can still be made with a willing buyer and seller.
Although most of the areas of the region are still below their 26-week sale average, there are some bright spots as the reality sets in that the housing supply is still in strong demand for Buyers that have the resources.
Current Market Trends: The current market has extremely limited inventory because of the elevated interest rates, making it impractical for homeowners to let go of the favorable 2-3% interest rates they obtained over the past couple of years. Due to the scarcity of available properties, eager buyers are quick to seize opportunities in desirable neighborhoods. Particularly, houses in excellent condition generate significant interest and are sold within a week, often receiving multiple offers.

Bay Area Interactive Home Price Maps
Check out the below interactive home price map links with median sales price data, based on the last 4 months of sales.
Median sales prices are generalities that often fluctuate and can be affected by other factors besides changes in fair market value. They typically disguise a huge range of prices in the underlying individual sales, and all prices should be considered approximate. It is impossible to know how median and average value statistics apply to any particular home without a specific comparative market analysis. Data from sources deemed reliable, may contain errors and are subject to revision.
